Short answer: usually yes for vacant listings, as long as it's disclosed and realistic. Virtual staging costs a fraction of physical staging, and NAR's research shows staging helps most buyers picture a home. But it can backfire when buyers feel misled at the showing.

What staging achieves (NAR's 2025 data)

NAR's 2025 Profile of Home Staging, based on about 1,200 real estate professionals (NAR):

  • 83% of buyers' agents said staging made it easier for buyers to visualize the property as their future home
  • About 30% of professionals attributed a 1% to 10% increase in value to staging
  • About half reported faster sales; only 4% said staging increased time on market
  • One-third of buyers' agents said buyers were more willing to tour a staged home first seen online
  • The most commonly staged rooms: living room (91%), primary bedroom (83%) and dining room (69%) (NAR infographic)

Important: these figures cover staging in general. NAR's report doesn't separate virtual staging.

Staging the three key rooms virtually, with a couple of variations each, typically costs less than a single hour of a professional stager's time.

When virtual staging backfires

The Boston Globe reported a staging-association leader saying she often has to physically restage homes that were virtually staged first, because buyers felt the listings were misleading. NAR's survey found 58% of professionals said buyers were disappointed when homes didn't match what they'd seen (Boston Globe).

Virtual staging tends to backfire when:

  • the room is in poor condition (staging hides nothing at the showing)
  • furniture is out of scale, making rooms look bigger than they are
  • permanent features are changed: floors, walls, views, fixtures
  • it's not disclosed, which is now illegal in California and, from 2027, in Wisconsin (our disclosure guide; Wisconsin Act 69)

A simple decision guide

Situation Recommendation
Vacant, clean, well-lit home Virtual staging: best value
Occupied home with dated furniture Declutter physically; consider virtual for one or two rooms
Luxury listing Physical staging, or human-checked virtual for photos plus physical for showings
Home needing repairs Fix first. Staging can't hide condition
Hard-to-picture spaces (bonus rooms, lofts) Virtual staging to show a use

How to get the benefits without the backlash

  1. Label every staged photo ("Virtually staged") and include the original.
  2. Stage only key rooms: living room, primary bedroom, kitchen or dining.
  3. Keep furniture to scale and never alter permanent features.
  4. Bring a printed photo sheet to showings so buyers can compare.
  5. Pair with great photography. Staging can't rescue bad photos.

FAQ

Does virtual staging help homes sell?

NAR data shows staging in general helps buyers visualize homes and is associated with faster sales for many agents. Virtual staging captures the online-photo part of that benefit at much lower cost.

Is virtual staging cheaper than real staging?

Yes, dramatically: often under $3 a photo with AI tools, versus a median of about $1,500 for professional physical staging.

Do I have to disclose virtual staging?

Yes in California and, from January 2027, Wisconsin. NAR's Code of Ethics and many MLSs require accurate representation everywhere.
