How to use it: enter how many listings you stage a year, how many rooms per listing, and how many photo angles per room. The calculator compares physical staging with three kinds of virtual staging, per listing and per year. It updates as you type.

The calculator uses published prices and survey medians. Your stager's quote or your market may differ, so treat the results as a starting point for budgeting.

Where the numbers come from

Physical staging is priced per listing, so the number of photos doesn't change it. Virtual staging is priced per photo, so more rooms and more angles raise the cost. Even so, a typical three-room listing usually costs a fraction of one physical staging job.

Example: an agent staging six listings a year

Using the calculator's defaults (6 listings, 3 rooms each, 2 angles per room), you'd stage 36 photos a year:

  • Professional physical staging: about $9,000 a year at the NAR median
  • Staging it yourself: about $3,000 a year
  • AI virtual staging: roughly $19–$96 a year
  • Self-service AI with an editor: $252–$540 a year
  • Human-edited virtual staging: $1,080 a year

Even the most expensive virtual option costs about an eighth of professional physical staging. The real question is whether the photos will match what buyers see when they walk in.

What the cost doesn't show

Price isn't the only factor. NAR's 2025 survey found 83% of buyers' agents said staging helps buyers picture the home as theirs, and about half of agents reported faster sales. But 58% said buyers were disappointed when homes didn't match what they'd seen online (NAR). The Boston Globe reported stagers physically restaging homes that were first staged virtually, because buyers felt misled (Boston Globe).

That's why the choice usually depends on the home rather than the budget:

  • Vacant, clean and well lit: virtual staging gives the best value.
  • Needs repairs: fix it first, because staging can't hide condition at the showing.
  • Luxury: physical staging, or human-edited virtual staging for the photos plus physical staging for showings.
  • Hard-to-picture spaces (bonus rooms, lofts): virtual staging is a cheap way to show a use for the space.

Disclosure is not optional

Undisclosed virtual staging is illegal in California, and Wisconsin requires disclosure from 2027. NAR's Code of Ethics and many MLSs require accurate representation everywhere. Label every staged photo, include the original, keep furniture to scale, and never alter permanent features. See our virtual staging disclosure rules and Wisconsin Act 69 guides.

FAQ

How much does virtual staging cost per listing?

For 3 rooms with 2 angles each (6 photos): roughly $3–$16 with an AI tool like Virtual Staging AI, $42–$90 with Apply Design, or $180 with BoxBrownie's human editors.

Is physical staging ever worth the extra cost?

For occupied luxury listings or homes that will have many in-person showings, often yes. Buyers walk through the real furniture, so there's no mismatch with the photos.

Does the calculator store my numbers?

No. Everything runs in your browser.
